A car is recommended to enjoy the Pampelonne beaches and nearby villages such as Ramatuelle and Gassin, which have limited public transport. In July and August, traffic and parking in central Saint-Tropez can be difficult. The JK House concierge can arrange a rental car or a private driver.
When you book directly with JK House, you have a dedicated advisor who knows the villa and Saint-Tropez, from the first conversation until you leave. Our local team welcomes guests on site, and our concierge starts organising your stay as soon as the booking is confirmed. You ask your questions directly to the people who manage the villa.
For July and August, we recommend booking your villa several months in advance, as the most sought-after villas in Saint-Tropez are reserved early. For spring, June or September, there is usually a wider choice. Contact a JK House advisor as soon as your dates are set to check availability.
JK House villas are located in Saint-Tropez and in the neighbouring villages of the peninsula, such as Ramatuelle and Gassin. Each villa page shows its location and the distance to the village and the beaches. Your advisor will guide you to the area that suits your stay: close to the harbour, peaceful, with a sea view or near the Pampelonne beaches.

We also support owners, both with rental management of their villa and with buying or selling a property on the peninsula.
Saint-Tropez can be enjoyed all year round, and each season has its own appeal:
- Summer (June to September): high season, warm weather, lively beaches and nightlife
- Spring (April-May): mild climate, nature in bloom and fewer crowds

There are several ways to reach Saint-Tropez:
- By plane: Nice Côte d'Azur airport (90 km), then a transfer by car (about 1h30) or by helicopter (about 20 minutes)
- By car: A8 motorway, Le Muy exit
- By boat: Saint-Tropez harbour
- By helicopter: Saint-Tropez heliport
JK House can arrange your private transfer by car or helicopter.
The minimum rental period for a JK House villa depends on the season:
- High season (July-August): 7 nights minimum
- Mid season (May-June and September): 6 nights minimum
- Low season (October to April): 5 nights minimum
Booking a villa with JK House takes two steps. First, you choose a villa from our collection and an advisor confirms availability with the owner, then you finalise the booking and its terms. Once the booking is confirmed, a private concierge takes over to organise every service for your stay in Saint-Tropez.
Yes, a security deposit is requested before your arrival to cover any damage. The amount varies by villa; it is stated in your rental agreement and shared by your advisor before booking. The deposit is refunded in full if no damage is found, and nothing is withheld without an inspection of the villa and supporting documents.
The JK House concierge is available 24/7 throughout your stay in Saint-Tropez. It arranges restaurant and beach club bookings, car rental, boat trips, excursions, grocery delivery, spa and wellness treatments and private events. Capacity depends on the villa: our smallest villa sleeps up to 6 guests, and the largest up to 18. Each villa page states the number of bedrooms and the exact capacity. Your advisor will help you choose a villa that suits the size of your group or family.
Yes, every villa in the JK House collection in Saint-Tropez has a private pool and air conditioning. Both are essential for a comfortable summer stay on the French Riviera. Each villa's other amenities are listed on its page.

It depends on the villa. Some JK House villas accept pets, with an additional fee. Mention it when you enquire: your advisor will tell you which villas accept pets and the conditions that apply.
Yes. Every JK House villa is available as a virtual tour. For major bookings or long stays, an on-site visit in Saint-Tropez can be arranged by appointment.
Yes. On request, JK House provides cots and children's beds, high chairs, pool safety barriers, toys and games. Qualified childcare can also be arranged by our concierge. Several villas also have safe play areas.
The rental price of a JK House villa includes:
- Full access to the villa, its private pool and amenities
- Household linen (sheets and towels)

- Cleaning before and after your stay
- Pool and garden maintenance
- 24/7 concierge service
Yes, some optional services are charged separately: private chef, driver, water sports, in-villa spa and childcare. The Saint-Tropez tourist tax is not included in the rental price: it is added to your quote. All costs are shown before your booking is confirmed.
Check-out is before 10am. The JK House team inspects the villa and collects the keys. The security deposit is then refunded within 7 to 14 days, minus any damage found.
When you arrive, a member of the JK House team welcomes you personally at the villa. They hand over the keys, show you around the property, explain how everything works and answer your questions. Our team remains reachable throughout your stay.
The keys are handed to you in person at the villa by a member of the JK House team. For a late arrival, let your advisor know your arrival time in advance and a suitable welcome will be arranged.
The nearest airport to Saint-Tropez is Nice Côte d'Azur, 90 km away. JK House can arrange a private transfer by luxury car (about 1h30) or by helicopter (about 20 minutes). A rental car is also recommended to explore the area freely.
Check-in at a JK House villa is from 5pm and check-out is before 10am. Early check-in or late check-out may be possible depending on the villa's availability and with the owner's approval. These options are not automatic: request them in advance from your advisor.
No. The Saint-Tropez tourist tax is charged per person per night and is not included in the rental price. It is added to your quote, so you know the total amount before you book.
We recommend taking out cancellation insurance, especially for a high-season stay in Saint-Tropez. It protects your stay against unforeseen events that the cancellation terms of the rental agreement do not cover.
The security deposit is refunded within 7 to 14 days after you leave. Only damage found or exceptional usage can be deducted. If no damage is found, the deposit is refunded in full.
A change of dates is possible depending on the villa's availability and subject to the owner's approval. A change fee may apply. Contact your JK House advisor as early as possible so we can review your request.
To cancel, contact JK House by email or phone as early as possible; the cancellation must be confirmed in writing. The amount refunded depends on how long before arrival you cancel, under the terms of your rental agreement.
